One page per postal city, all built from the same Bright MLS pull with the same filters, so a number on one page means the same thing on every other. Each page gives the median house and townhouse, how buyers paid, rents, the tax rate, the high schools, the 8 am commute, where to eat, and a direct line to Ahmed Makkiyah, the REALTOR® who pulled the data. Every figure is a closed sale, not a website's estimate.
Four areas
Arlington, Fairfax, Loudoun and Prince William, side by side.
Loudoun has the lowest county tax, Prince William the cheapest houses, Arlington the Metro, and Fairfax the widest spread.
| Area | Places | Houses sold | Median house | Median townhouse | Tax per $1002 |
|---|---|---|---|---|---|
| Arlington | 1 | 656 | $1,406,000 | $1,050,000 | $1.053 |
| Fairfax County | 20 | 5,065 | $820,000 to $2,300,000 | $550,000 to $1,215,000 | $1.12 + fees |
| Loudoun County | 15 | 1,813 | $780,000 to $1,765,000 | $485,500 to $840,000 | $0.805 |
| Prince William County | 10 | 2,192 | $610,000 to $1,006,250 | $400,000 to $750,000 | $0.865 + $0.07 levy |
Arlington is one page by zip code because it is one postal city; its townhouse figure is fee-simple townhouses and its condo median was $480,000. The three independent cities in Fairfax County and the two in Prince William County set their own tax rates and run their own schools; the counties are Arlington Public Schools, Fairfax County Public Schools, Loudoun County Public Schools and Prince William County Public Schools.

Reading the chart. Every bar is the median closed price of a detached house with at least three bedrooms and two full baths, in one postal city, January 1 to October 2, 2026. McLean, Great Falls and the City of Falls Church are the only places above $1.5 million; Woodbridge, the City of Manassas, Manassas Park and Triangle are the only ones under $700,000.
Townhouses. They run roughly 55 to 70 percent of the local house price everywhere, from $400,000 in Triangle to $1,215,000 in the City of Falls Church; in Ashburn, Centreville, Reston and Woodbridge more townhouses sold than houses.
The pattern. Prices fall with distance from the Potomac and the Metro: inside the Beltway and along the Silver Line they are highest, then eastern Loudoun and the Fairfax suburbs, then Prince William and western Loudoun, where the same money buys a bigger house on more land and a longer drive.

Who pulled these numbers
I pull every number myself, so you can act on it.
Each figure is a Bright MLS closed sale, pulled one place at a time with the same filters everywhere, so you can compare any two towns fairly. The person who built this guide is the one who answers when you call.
Details decide deals. Every number here carries its exact dates, every listing gets its town line checked, and every comparable sale is checked by hand, because the small things are where buyers and sellers win or lose money.
